1. What is a Customized Commission Structure(CCS)?
A CCS is a “customized” commission structure based on the homeowners’ specific status. This information stays confidential as we have a fiduciary responsibility as a professional brokerage and real estate agents to guide and advise our clients based on their financial abilities.
2. How do your taxes affect your price?
The township is taxing each and every homeowner based on the market’s current home value. If you are being taxed based on an “unfair” evaluation, the buyers’ perception will be skewed and inevitably affect the sale price of your home.
3. How do current interest rates affect your price?
➢ When interest rates are down….
One of the major factors of buyer motivation is Interest Rates. Bottom line numbers! A buyer would much rather pay more for a property when the interest rates are low because a higher percentage of their mortgage is going towards the Principle instead of the Interest. Low-interest rates also allow buyers the luxury of increasing their budget exceptionally.
➢ When interest rates are up….
Buyers are extra cautious when buying a home when interest rates are high because their budget does not allow them to “get more for your money”. Although this will not keep a buyer from purchasing, it will simply become a more studied process.
4. Should you have a Pre-Home Inspection before you list your home?
This decision varies. An agent must visit the home to give you sound advice and guidance AFTER they have toured your home. You can choose to inspect prior to listing for peace of mind and choose to address any repairs based on the inspection report. There are pros and cons to this decision.
